Apartment vacancy dropped significantly in Q3

Wraith reported that apartment vacancy rates were 4.7% in the third quarter of 2021, down from 5.3% in the second quarter and down from 5.1% in the third quarter of 2020. The vacancy rate peaked at 8.0% at the end of 2009 and reached 2016.

This graph shows the vacancy rate of apartments since 1980 (annual rate before 1999, quarterly from 1999).

Wraith also reported a 7.5% year-on-year increase in offered rents, compared to a 1.2% increase in the second quarter.

In some cities, especially in areas such as Phoenix (more than 20% year-on-year), and in many cities in California and Florida, solicitation rents have risen significantly.
